NTR is a self-originating residential mortgage REIT with a focus on prime quality purchase-money loans sourced through its own retail offices. The Mortgage Bankers Association (MBA) is projecting a decline of only 3% for purchase-money mortgage volume in 2005 compared to a 37% decline in refinance mortgages.

· Two acquisitions made in 2004 have dramatically expanded the number of production offices and the lending footprint beyond NTR’s original base in the Tri-States (NY-NJ-CT) market. Now with 68 offices in 14 states, primarily in the Northeast and Mid-Atlantic, total mortgage production to rise over 70% in 2005 to $3.2 billion from $1.9 billion in 2004.

· Compared to peers, New York Mortgage Trust appears to offer the most straightforward and lowest risk operating model, and its focus on retail sourced, self-originations should contribute to higher than average gain on sale and net interest margins.

· If NTR shares are purchased prior to the January 4, 2005, Ex-Dividend date for the 4Q04 dividend of $0.24, investors would have the opportunity to capture five dividends totaling $1.34 in the next 13 months.
